Markets: Major markets with high exit liquidity
Profile: For development, the ideal property will be in infill locations with high barriers to entry and/or unique site characteristics. For acquisition, Amstar’s preferred asset quality is a “B” asset in an “A” location. The ideal property will be in need of repositioning where the ability to add value is clear.
Hold Periods: 3 to 10 years.
Leverage: 70% to 80%
Deal Size: $20 million to $60 million total capitalization.
Structure: Joint ventures with highly-qualified local real estate developers.
